2. Insulation Standard
Ceiling and underfloor insulation must meet minimum R-value requirements based on the climate zone. For Auckland (zone 1), the minimum requirements are:
- Ceiling insulation: R-value of 2.9 or higher
- Underfloor insulation: R-value of 1.3 or higher
Wall insulation is not required under the current standard. Existing insulation must be in reasonable condition with no significant gaps, damage, or compression.
3. Ventilation Standard
Your rental property must have adequate ventilation in all habitable rooms. This includes:
- Openable windows or skylights in all living rooms, dining rooms, kitchens, and bedrooms
- Extractor fans in kitchens and bathrooms that vent to the outside
- For kitchens, extractor fans must have a minimum capacity of 50 litres per second (or 25 litres per second if a rangehood is present)
- For bathrooms, extractor fans must have a minimum capacity of 25 litres per second
4. Moisture and Drainage Standard
Rental properties must have efficient drainage for the removal of storm water, surface water, and ground water. Properties with enclosed subfloor spaces must have a ground moisture barrier (polythene sheet) installed if the ground is exposed.
This is one of the most commonly failed standards in Auckland, particularly in older villa-style and bungalow properties where subfloors can be damp and the polythene barrier has degraded over time.
5. Draught Stopping Standard
Landlords must stop unnecessary gaps and holes in walls, ceilings, floors, and around windows and doors that cause unreasonable draughts. This does not include gaps that are necessary for ventilation or are part of a compliant heating system.
Common draught sources in Auckland rentals include gaps around skirting boards, unused fireplaces that have not been sealed, and gaps under external doors.
